Property Description

Block G-12, Section 63, 40 fantastic acres. The views are breathtaking. This parcel has room for a home or dwelling with canyons that make little waterfalls when it rains. There is a lot of desert vegetation on this property. Bring your cameras, telescopes, and a comfortable sleeping bag. There is an RV on the property used strictly for sleeping. It goes with the land. It is off-grid. They are being off-grid, which means no water wells or electricity. Folks use water catchment and solar for utilities, or you can use a generator. The National Parks used water catchment to make water available for wildlife years ago. With solar, you have sun almost all the time, and plenty of folks can assist you in putting this together. Terlingua Ranch has no restrictions except for lights that keep our dark skies "DARK," so we do not have any light pollution. Star gazing is a big pastime for astronomers, professional & amateur alike. So bring your telescopes, cameras, and sleeping bags (that is what we did when I was little). The lodge's staff is helpful and friendly. There is a central office, cabins, a cafe, an RV, tent camping, and a dirt runway for those who choose to fly in. There are no gas sales at the ranch; gas sales are only in Alpine and Study Butte. There are also charging stations for electric cars, but I need to find out how many. Alpine has about five charging stations on 118 South just past the football station. ***************************** When you get your paperwork from the title company & when you buy ANY properties in Brewster County, it will show exceptions, easements, etc. There is one covered exception about the Tigua Indians saying they lay claim to your land. The title company will insure against that. In the 80s, the Tigua Indians wanted to build a casino in El Paso. They were denied since the land they wanted to use was never on a reservation. You cannot make a casino in Texas, period! So they went to Washington & filed a claim to all properties in 6 counties that they owned all that land. It is just more of an aggravation than anything else. That is a covered risk by the title company. You must sign a paper saying the title company has told you this. They would have to take ALL 6 counties at one time. I have the entire court case in my office & will be glad to share it with you if you have time to read it. So, this is just an FYI notice. Please call us in advance to schedule a showing and bring your high-clearance auto. 4-wheel drive is not necessary. This seller is a licensed Real Estate Broker in Texas. We are excited to see you soon.
